Right to a rent payment reduction if the agreements with the landlord are violated.
General
As a tenant, you have the right to a rent reduction if the agreed rent is above the legally permissible rent.
The right to a rent reduction always exists
- if there is a deviation from the contractually agreed condition.
- e.g .: failures of the water supply, the heating boiler or the heating,
- Damage or impairment to the rental property or to objects that were already present when the contract was concluded
The rent reduction applies for the period in which you as the tenant are impaired in the agreed use.

If You have a perpetual lease, the landlord cannot cancel your contract. If your contract is temporary:
• you can apply for a reduction of your rent during the validity of your contract and no later than 6 months after it expires.
For open-ended leases:
• the deadline for application is no later than 3 years after the signing of the contract.
